Some people do prefer high-rise living and they don't need to be "part of the community" 24/7. If you work from home, had a tough day at work, or you are a student - a well off student, of course - then high-rise living provides the escape you need. Whether you live on the 1st floor or the 25th floor, it doesn't matter in this case. If you feel like going out, you will choose a place closer to you. What puts people on the street is not low-rises of any kind. It is the urbanity level that a neighborhood provides. You can have shorter buildings scattered all over, but if useful destinations don't exist nearby and people can't walk, then building size doesn't matter. i don't see Oakwood residents filling the sidewalks any more than people who live in high-rises do. This proposal is the right building at the right place, IMO, plus it addresses every concern that preservationists have - especially in Durham, where there are a lot of nice old buildings to preserve. It offers an option that currently doesn't exist, while boosts the city's skyline - God knows how much Durham needs that!!! Architecturally, it is appealing, which is very important in my book. I wish someone could do something similar in DT Raleigh. Sites 2, 3 and 4 come to mind, as well as the former Hillsborough (a.k.a. Reynolds Tower) site. Or the old vision for the NE corner of Martin and Wilmington Streets. Maybe not a luxurious version, but 150-200 units is not overwhelming.
